Facade and opening ingress: external walls, windows and doors

How rain enters around external walls and openings, and how to distinguish local window or facade ingress from water arriving from above.

Last updated · Published online

The mechanism

Driven rain can enter through a wall face, a crack or—very commonly—a junction around an opening. The perimeter seal, head, sill, frame-to-reveal joint, fixing holes and nearby chajja or ledge details are usual weak points.

Typical pattern

  • Staining centred on a window or door head, jamb or sill.
  • Damp on the inside of a weather-facing external wall that worsens with rain.
  • A problem that is more severe in wind-driven rain than in steady vertical rain.
  • A patch that fades away from the opening rather than following a ceiling junction across the room.

How to separate it from water from above

Opening ingress is usually local to the opening. Ingress from above more often follows a slab or beam junction and involves more than one surface. Staining above a window can be either, so the external face is often the decisive evidence.

Evidence that helps

  • The same opening photographed from outside, including the full perimeter and sill.
  • The external wall around and above the affected area.
  • Whether the problem depends on rain direction or wind.
  • Any chajja, ledge, balcony, bracket or penetration directly above the stain.

Limit

An interior view can show that staining is centred on an opening but rarely proves why. Previous repainting or patching can also hide the evidence that would have shown the route.

This note explains diagnostic reasoning. It does not specify a product, quantity or application method. Repair systems should be selected against the confirmed site condition and the current approved manufacturer documentation.
