Membrain technical note

What a photograph cannot establish, and when to escalate

The boundary between useful photo-based guidance and the point where a site inspection or instrument test is the right next step.

The standing limitation

A photograph records a surface at one moment. It does not show what is behind the surface, moisture depth, conditions during rain or the route water travelled before it became visible.

Photo-based guidance can narrow the alternatives and identify the next useful evidence. It cannot turn concealed conditions into confirmed facts.

What a photograph does not show

  • Whether a stain is actively wet or an old dry mark.
  • Moisture depth behind a finished surface.
  • Embedded services or the condition of a membrane beneath tiles or screed.
  • What happens during rain when the photo was taken later.
  • The opposite face of the wall unless it is separately photographed.
  • A previous repair hidden below the finish.

When more evidence is useful

Ask for more evidence only when a specific obtainable item can separate named alternatives—for example, the terrace above, the external face of a window, or whether the problem tracks rain or bathroom use.

When to escalate

  • The remaining causes depend on concealed services, moisture at depth or a hidden membrane.
  • Additional evidence has not narrowed the alternatives.
  • Structural cracking, movement or another safety concern is present.
  • The situation involves a basement, hydrostatic pressure, potable water or another higher-consequence context.
  • Access to another unit or shared area is required.

Language discipline

Remote guidance should distinguish what was observed from what was inferred. A likely cause should remain labelled as likely and unconfirmed until evidence or inspection supports more certainty.

Technical boundary

This note explains diagnostic reasoning. It does not specify a product, quantity or application method. Repair systems should be selected against the confirmed site condition and the current approved manufacturer documentation.
