Terrace or roof leaking? How to stop water from the top

When the top-floor ceiling shows damp after rain, water is getting through the terrace. It rarely comes straight down: it enters at a crack, a parapet joint or a blocked outlet and travels along the slab before it shows. That is why patching only the spot you see often fails.

Quick answer

How do I repair a leaking terrace?

Find where water enters first: cracks, the parapet-floor corner, open tile joints or a blocked outlet, usually not directly above the drip. Treat every crack and those details, then apply a flexible waterproof membrane in dry weather and flood-test it before anything covers it. A coat over an untreated, cracked terrace rarely lasts a monsoon.

Signs you will notice

  • Damp patches or drips on the top-floor ceiling during or after rain
  • Water standing on the terrace for hours after rain
  • Cracks in the terrace screed, tiles or china mosaic
  • Damp where the ceiling meets an outside wall
  • Rust stains or exposed steel on the ceiling (an advanced stage)

Where the water usually comes from

Often more than one source is at work, and each needs its own fix.

  1. Cause 1

Terrace or roof letting water in

The terrace has an old finish (tiles, china mosaic, screed) with cracks, open joints or weak parapet junctions.

Check it yourself: Walk the terrace after rain. Note cracks, open tile joints and where water collects.

How it is usually fixed: Treat every crack, waterproof the parapets, regrout open tile joints, then apply an elastomeric waterproof top coat over the existing finish.

  2. Cause 2

Roof slab leaking in one spot

Only one or two spots drip, and the terrace above looks mostly sound.

Check it yourself: Measure the drip location from a wall and find the same point on the terrace. Look for a crack, pipe or outlet there.

How it is usually fixed: Inject the drip points from below with PU foam followed by PU resin, then check the terrace above for the entry point.

  3. Cause 3

Terrace or roof waterproofing has failed

Damp spreads across much of the ceiling after rain. The old waterproofing has failed broadly.

Check it yourself: Check whether the old waterproofing layer is lifting, cracked all over or missing.

How it is usually fixed: Redo the terrace waterproofing from the top with a reinforced liquid membrane, or a sprayed polyurethane membrane for a premium finish.

  4. Cause 4

    Metal sheet roof leaking

The roof is GI or metal sheets, and drips appear along sheet overlaps, screw lines or around pipes.

Check it yourself: On a rainy day, note from below whether the drips line up with overlaps, fasteners or a pipe through the roof.

How it is usually fixed: Fix the leak points at overlaps, fasteners and pipes, then apply a reflective waterproof roof coating, with fabric reinforcement at the overlaps.

Methods follow proven, manufacturer-approved waterproofing systems. The right one for your building depends on what is found on site.

How to fill terrace cracks properly

Most terrace cracks are filled the wrong way: smeared with cement or sealant on top, which opens again within one summer. A crack repair that lasts follows these steps.

  1. 1Tell hairline cracks from moving or wide cracks. Hairline plaster cracks can be bridged by the membrane; cracks wider than about 3 mm, cracks that reopen, or cracks with rust stains need someone to look at the cause first.
  2. 2Open the crack into a small V-groove so the filler has something to bond to, then remove dust and loose material.
  3. 3Let it dry. Filler applied on a wet terrace peels.
  4. 4Fill with a flexible, polymer-based crack filler, not plain cement mortar, which is rigid and cracks again with heat.
  5. 5Over cracks that move, embed a strip of reinforcement fabric in the first coat of waterproofing.
  6. 6Finish with the waterproof top coat carried well past the crack on both sides. Crack filler alone is not waterproofing.

What a photo can and cannot tell you

Photo guidance points to the likely source. It is not a confirmed diagnosis.

A clear photo can show

  • Cracks, ponding marks and the condition of the terrace finish
  • Parapet joints and rain-water outlets
  • Where the damp shows on the ceiling below

A photo cannot settle

  • Whether the old waterproofing under the tiles is still intact
  • Exactly where water enters the slab
  • Cracks hidden under the finish

Simple checks before you call anyone

  1. 1After rain, check whether water drains within an hour or keeps standing.
  2. 2Clear the rain-water outlets of leaves and plastic before monsoon.
  3. 3Photograph the ceiling patch and the terrace area directly above it.
  4. 4Look at parapet walls and the corner where they meet the floor.

When you need someone on site

  • The ceiling leaks in many places, not one or two
  • Rust stains or exposed steel appear on the ceiling
  • The terrace is shared by a society and needs a common decision
  • Before a full redo, to confirm the cause with a flood test

Where Membrain works on site, a site diagnosis confirms the source, and thermal imaging finds hidden leaks before anything is broken. The app checks whether your pincode is covered.

Common mistakes that waste money

  • Applying a coat over a dirty, cracked or wet terrace without crack treatment.
  • Treating only the patch above the drip; water travels inside the slab.
  • Skipping the parapet and outlet details, which is where most terraces fail.
  • Choosing the cheapest per-square-foot rate without checking coats and thickness.

Before you accept a contractor's quote

  • Does it include crack filling and parapet treatment, not just a top coat?
  • Does it state the system, number of coats and the area in square feet?
  • Does it include outlets, pipe penetrations and the parapet-floor corner?
  • Is a flood or water test planned after the work?

Already have quotes? Membrain can compare them on scope, not just price. Planning the work instead? A written specification makes quotes comparable.

How this guide is built

Diagnostic basis

Membrain separates visible signs from possible water-entry mechanisms, then asks for evidence that can distinguish the remaining causes.

Repair-source governance

Public guides stay brand-neutral. When Membrain creates a repair plan, methods and products come from current approved manufacturer documents in its technical library.

Evidence limits

A photo cannot confirm concealed pipes, waterproofing layers or moisture depth. When remote evidence cannot separate the causes, a site inspection is the correct next step.

Chhat se paani kyun tapakta hai?

Baarish ke baad top floor ki chhat pe daag aaye toh paani terrace se andar aa raha hai. Paani aksar ek jagah se ghus ke slab mein chalta hai aur kahin aur jaake dikhta hai.

Isliye sirf daag ke upar patch lagana kaam nahi karta. Crack, parapet ka kona aur paani nikalne wali jaali (outlet), ye teeno pehle check karo.

Frequently asked questions

Is terrace crack filler enough to stop a leak?

Rarely on its own. Filling cracks stops water entering at those points, but the terrace usually also leaks at the parapet corner, tile joints or outlets. Fill cracks with a flexible filler, then cover the terrace with a waterproof membrane.

When is the best time to waterproof a terrace?

In dry weather, before monsoon, when the surface can be cleaned and dried properly. Coatings applied on a wet surface often fail.

Do I need to remove old tiles before waterproofing?

Not always. A sound existing finish can often be top-coated after crack treatment and regrouting. A failed layer usually has to be removed.

Can I fix the leak from inside the ceiling?

For one or two isolated drips, injection from below is sometimes used. For a terrace that leaks broadly, the fix has to be from the top.

How do I know the work was done properly?

Ask for the surface preparation, crack treatment and each coat to be photographed, and do a water test before the final coat dries out of sight.
